Bring us in before the drawings are finished

The cheapest money you will ever spend is a builder’s opinion at design stage. We are happy to sit down with you and your designer early and flag the details that cost disproportionately to build — usually roof geometry, glazing spans and anything cantilevered.

Built for salt air, not for the photo

Everything within a few kilometres of the water is on a clock. Fixing selection, flashing laps, sub-floor ventilation and coating systems are where a coastal house is won or lost, and none of it shows up in a render. We specify it properly and we will explain why when you ask.

One build at a time

We take on very few jobs a year. On a new home that means the person who quoted it is the person setting out the frame, and the trades on your job are the ones we use on every job.

Questions about new homes

Can you work with my architect or designer?

Absolutely. The Emerald Beach house was designed by independent designer @k_holford and built by us, and that’s a pattern that works well. We’re also happy to be brought in early for constructability input before the drawings are finalised — it usually saves money.

How do you price a job?

We come and look at it first, always. From there you get a written, itemised quote that separates the build cost from provisional sums and prime cost items, so you can see exactly what is fixed and what still needs a decision from you. No lump-sum guesswork.

Will you be on site, or will we get a project manager?

You get Steve. He quotes the job, runs the job, and is on the tools with the team. The people you meet at the first site visit are the people who build it.
